Check Idaho registration
Idaho requires contractors to be registered (not licensed) with the Idaho Contractors Board for all but small jobs, unless an exemption applies. Under Idaho's rules, an unregistered contractor cannot get a building permit and gives up lien rights. Electricians, plumbers and HVAC installers are licensed separately for their trades.
Registered contractors must display their registration number on their advertising, contracts and building permits. Look the number up with the Idaho Division of Occupational and Professional Licenses (DOPL) before you sign.
Know the disclosures you are owed
Idaho law requires a general contractor to give you a written disclosure before signing a residential remodeling contract above a small threshold. It must tell you that you have the right to require lien waivers from subcontractors, to receive proof of general liability and workers' compensation insurance, to buy an extended title insurance policy covering certain liens, and to require a surety bond at your own expense.
Before final payment, the contractor must also give you a signed list of the subcontractors, suppliers and equipment rental companies that worked on your job above a set value. If a remodeler has never heard of these disclosures, keep looking.
Countertop and cabinet options compared
Ask each remodeler which materials they are quoting and who fabricates or builds them.
| Strengths | Things to ask about | |
|---|---|---|
| Quartz | Consistent color, non-porous, no sealing needed | Heat protection near the range; seam locations |
| Granite | Natural stone; each slab is unique; handles heat well | Sealing schedule; picking your actual slab |
| Solid surface | Seamless look; small scratches can be repaired | Heat sensitivity; sink options |
| Butcher block | Warm look; often used on islands | Oiling or sealing; water near sinks |
| Framed cabinets | Traditional look with a face frame | Box material, drawer slides and hinge brand |
| Frameless cabinets | Modern look; slightly more interior space | Box material, door gaps and installation precision |

Meridian permits and planning
Inside city limits, the City of Meridian's Building Services handles residential permits and publishes a Residential Remodel Submittal Checklist and Standards. Cosmetic work is usually simpler, but moving plumbing, adding circuits or removing a wall typically involves permits and inspections. Homes outside city limits fall under Ada County or another jurisdiction, so confirm which one covers your address.
Ask every remodeler who pulls the permits and schedules inspections, and get that in the contract. A registered contractor can pull them; an unregistered one cannot.
Schedule matters in a busy market. Cabinets and countertops are usually ordered after final measurements, so ask each remodeler for a written timeline and how they will set up a temporary kitchen while yours is torn out.
Questions to ask every kitchen remodeler
- What is your Idaho contractor registration number?
- Will you give me the Idaho pre-contract disclosure and a list of subcontractors and suppliers before final payment?
- Who are your electricians and plumbers, and are they licensed?
- Which permits does my project need, and who pulls them?
- What exact cabinet line, countertop material and hardware are included?
- Who is my day-to-day contact, and how often will we get updates?
- What is the payment schedule, and is each payment tied to a completed stage?
- How do you handle change orders, in writing and before the work is done?
- What warranty covers workmanship, and for how long?
Red flags
- No registration number, or one you can't verify with Idaho DOPL.
- Suggesting that you pull the permit yourself as the "owner" to save time.
- No written disclosure or a refusal to provide lien waivers.
- Vague allowances instead of named products and finishes.
- A large payment demanded far ahead of the work.
- No written change-order process.
